What are your landlord gas safety responsibilities?
The Gas Safety (Installation and Use) Regulations 1998 (GSIUR) outline your duties as a landlord to make sure all gas appliances, fittings, chimneys and flues are safe and working efficiently. If you’re letting a property with gas appliances installed, you’ve got three main legal responsibilities.

We have qualified engineers able to provide certification for all gas appliance installations and servicing on both domestic and non-domestic systems.
The safety checks needed annually for gas appliances are:
- Landlord Gas Safety Certificate (LGSR/CP12).
- Commercial Gas Safety Certificate (CP15/CP17).
- Industrial Gas Safety Certificate.

Have your gas appliances checked annually by a Gas Safe registered engineer.
Never attempt to repair a gas appliance yourself.
Don’t ignore the signs of a potential gas leak, such as a rotten egg smell.
Install a carbon monoxide alarm and test it regularly.
